Life Meant To Be Easy

THIS one-year-old family house makes a fuss-free choice.

Unpack and relax. It's that sort of house. Everything has been tastefully completed, including the landscaping. But for new home buyers it still has that gloss that comes with brand new.

The 390-square metre house packs all the space a family needs into its two levels, offering five living areas and four bedrooms.

For young adults upgrading to queen-sized beds there's unusually large bedrooms in addition to the main and three of the bedrooms offer walk-in robes.

When they built their AV Jennings home owners Peter and Karen Hall had it modified to suit the needs of their adult children, including the large bedrooms. But with the children gone the Halls want to downsize.

The fenced rear garden offers an entertaining deck and lawn, ideal for their requirements, Karen says.

A smart charcoal-coloured driveway to the double garage and sandstone-capped steps leading to the front door give the sandstock brick and tile house an imposing elevation in a quiet street of similarly new houses.

Karen said features mandatory in all new houses such as insulation in ceilings and walls made for comfortable living. There was also excellent sound-proofing between floors and ducted air-conditioning throughout.

The double garage offers internal entry to the laundry while the front door opens into a wide hallway with off-white floor tiling that extends through the rear kitchen and family meals area. The rest of the living space and the bedrooms are carpeted.

A formal lounge room (mainly used as a music room) faces the front garden and street and there's a separate formal dining room behind that. A powder room is nearby.

At the back of the house is a family meals area off a big Tasmanian oak kitchen with banks of storage drawers, a walk-in pantry and stainless steel appliances including a dishwasher. The family living area is behind this and both rooms open to the garden.

A rounded stairway opens on the upper level to another sitting room and the four bedrooms. The master suite has a beautiful white and latte-{aac}coloured ensuite, a step-up bath and double vanity. The main bathroom has similar tiling and a separate toilet.

Other features include down and drop lights, plantation shutters, timber blinds and plenty of storage space.
